Rent Protection Insurance

Don’t get bogged down with worry from the latest news article. We offer all our landlords the opportunity to protect their rental income in the event a tenant can’t or won’t pay their rent. So you can relax with the knowledge that you wont be out of pocket.

Full rent paid for up to 15 months or until vacant possession (whichever is sooner)
No excess
Rent chased on your behalf
75% of ret paid for up to 3 months after possession is obtained
Attendance at court
Full legal costs for all tenancy breaches resulting in grounds for possession

Agreements and Documents

All of our legal documents, letters and agreement contracts are reviewed and updated regularly to ensure they fit with any new legal changes and to help prevent any issues in the future or in court.

Each tenant has their own comprehensive file that includes all necessary documents relating to the tenancy such as: inventories, agreements, notices, safety certificates, licences and EPC certificates, just in case you ever need to defend yourself in court.

Maintenance and Repairs

We work closely with a team of ethical and accredited tradespeople with our in house maintenance team. Strict checks are carried out for all our contractors in that they must have relevant certification and public liability insurance to ensure your protection.

Rental appraisals

During the first initial appraisal, we, at Elem Homes like to educate as well as advise our potential clients to ensure they are aware of their legal obligations as a landlord ensuring that every question is covered that you the landlord may have. With our good local knowledge and Lettings expertise we are able to give landlords a rental valuation, as well as suggest alternative rental options that would better suit that client during the consultation.
